Buying a house is a dream for many Indians but it is also a decision that demands careful thought. Experts say one should not rush into ownership without answering five uncomfortable questions.

The first is about how long you plan to stay. If it is only for a few years renting may be smarter. Buying makes sense only if you stay longer to recover upfront costs like stamp duty and registration.

The second is about the true cost of ownership. EMI is only part of the burden. Maintenance taxes insurance and repairs add up. The opportunity cost of locking funds must also be considered.

The third is about future comfort with EMIs. Loans run for decades and salary changes or rising rates can strain finances. Stress testing your EMI beyond today’s comfort is essential.

The fourth is about sacrifices. Buying should not delay retirement savings children’s education or emergency funds. A house should not consume all financial resources.

The fifth is about social pressure. Do not buy just because others say rent is wasted or prices will rise. RBI advises housing costs should stay within 30% of income.

Owning a home is valuable but rushing can make you house rich and cash poor. Renting is not failure. It can be the wiser choice until the timing is right.
